LA QUINTA, Riverside County — October 23, 2026. Anyone planning to purchase a home in La Quinta and immediately turn it into a short-term vacation rental should first check the city’s licensing map. Under La Quinta Municipal Code section 3.25.055, the city says there is a permanent ban on new General and Primary short-term vacation rental permits, except for properties located in certain exempt areas. That is a major difference from assuming a rental permit is routinely available for every residential address. Source: City of La Quinta STVR program.
Where can a permit still be issued?
The municipal program explains that General and Primary permits may be issued for qualifying properties within the identified exemption areas. The page links to an exemption list, active and suspended permit lists and a public portal map. A real-estate advertisement or vacation-rental platform listing alone does not prove that the permit is valid or available to the next owner. Before committing to a purchase or mortgage, submit the exact property address to city staff to confirm its category, eligibility and whether existing authorizations have any transfer restrictions.
The information changes weekly
La Quinta publishes its Active & Suspended STVR Permits List in spreadsheet and PDF formats, scheduled for updates each Wednesday by 5 p.m. The public STVR map is scheduled for updates each Friday by 5 p.m. The city also posts current reporting and statistics, including 2026 first-quarter data, on its program landing page. Use those lists as a starting point, then verify any disputed property record directly with city officials.
What if a property already has a permit?
Ask the city whether the permit is active, whether it is suspended or subject to renewal, and whether it can continue after a particular ownership, operator or property change. Requirements may differ by permit category. A spreadsheet row naming the address is not a blanket guarantee of future rental revenue. Buyers should not rely on an agent’s statement that a permit automatically transfers without seeing the city’s written explanation.
How to report a problem or check compliance
The city’s portal links to a 24/7 STVR hotline and a call-routing plan for neighborhood complaints. Rental rules are designed to address noise, occupancy and other neighbor concerns as well as tourism. For permitted operating rules, guest responsibilities, taxes and advertising duties, follow the official FAQs and Municipal Code rather than an unverified social-media summary.
Where to ask
The La Quinta STVR Team lists 760-777-7149 and VacationLQ@LaQuintaCA.gov for permit, renewal and property questions. For help accessing the permit portal, the site’s technical team lists 888-751-1911. Ask city staff for the operative municipal-code sections and confirmation of any exemptions.
